From Start to Finish
 

Trenching

 

To ensure a quality job and long term results a great deal of time and care is taken during the initial phases of a stucco restoration project.

 

First we begin by creating a shallow trench around the perimeter of the dwelling.

  


 

Next the existing surface of the home or building is completely washed using a

high-performance 4000 psi water blaster to remove all loose stucco or spalling paint. This high powered wash also etches the surface to allow for good product adhesion - a must unless you want more chipping stucco.

 


  

 

Once the home has been thoroughly washed, a fiberglass reinforced cement is applied to all the cracks and voids.  This is a critical stage in the whole project.

 

To protect your home and property we mask all windows and doors, including all ornamental details that cannot be removed from the wall.  Sidewalks and landscaping are also carefully masked. 

 

Protecting the Parapets 
 

Parapets are the vulnerable stucco caps at the roof line that are exposed to all of the elements, typically on pueblo style flat roof homes or buildings. This is where most damage takes place. The freeze and thaw cycle is a parapet caps worst enemy.

                     


We first begin with a flexible watertight mesh that is applied over the parapet caps.  Directly over the mesh, a water-repellent resin is applied to cover and seal the entire parapet. This adds a great amount of protection where it is needed most. You will find that many contractors in order to cut cost and/or reduce estimates to be more competitive will not perform this step required by the manufacturer to meet warranty eligibility.

Notice the picture to the right has the parapet caps sealed and protected now.

 Primer Coat 
 
A primer coat is rolled on before the synthetic stucco coat is applied. This not only adds protection, it also gives a nice uniformed and smooth colored finish.  Here is another step that many contractors just do not do or greatly water down the primer in order to offer inexpensive bids to unknowing consumers.
 

 

 


Finish Coat
 
Finally the finish coat is ready to be hand-troweled on.
